The Party Wall Act enables good communication at an early stage and sets up a quick and inexpensive dispute resolution system. Bedfords Surveyors will serve and receive notices, negotiate with your neighbours’ surveyor and prepare a Party Wall Award which sets out your rights and protects your interests.
CDM Advisor / Principal Designer: Bedfords Surveyors act as CDM Advisor / Principal Designer on a wide range of projects ensuring compliance with The Construction (Design and Management) Regulations (CDM 2015). We assist the client in identifying, obtaining and collating the pre-construction information, provide pre-construction information to designers, the principal contractor and contractors, ensure that designers comply with their duties and co-operate with each other, liaise with the principal contractor for the duration of the appointment and prepare the health and safety file.
Planning Permission: planning permission is needed for most buildings works which affect the appearance or use of the building. There is additional control if the building is listed or in a Conservation Area. Local authorities will bring many different factors into consideration and these vary considerably between different areas. So while we cannot guarantee success, our experience and professionalism will give you the very best chance of succeeding.
Building Regulations drawings and application: Bedfords Surveyors provide a full service for applying for Building Regulations approval, which is needed for most building works and for some changes of use. Applications are decided on purely technical grounds so it is normally possible to amend a scheme to gain permission.
Single issue defects reports: mortgage valuations are usually carried out by valuation surveyors who may call for a specialist technical report on a particular problem, such as cracking or dampness. We will investigate the specific problem in as much detail as required: this is usually to a similar level as a building survey but may go deeper if necessary.
